Whispers are going around about another housing bubble similar to the one we saw in 2006.Let’s address these rumors and find out what’s different in the current market compared to the last crash.&lt;/p&gt;

&lt;p&gt;First, it’s important to note that &lt;strong&gt;during the 2006 housing crash, supply heavily outweighed demand in the market&lt;/strong&gt; due to factors such as lower costs of materials. Investors and developers pushed for new construction. The market became overbuilt, which brought on many residential vacancies, leading to price reductions to rebalance the market. Certain mortgage lending practices also prompted credit lenders to tighten their reins. As a result, buyers didn’t truly own their homes. &lt;/p&gt;

Not only has the pandemic changed people’s lifestyles, but it also slowed down production speed and increased the price of materials, labor, and transport. &lt;strong&gt;The combination of all of these factors has increased the buyer pool and interest rates. &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;So what can we expect from this? Nothing drastic like a crash is going to happen. Prices may continue to increase, but the market will gradually balance out again. Builders and investors will continue to build new construction with houses selling for top dollar. &lt;/p&gt;

&lt;p&gt;Also, lousy mortgage practices that once affected the market have gotten much better. Buyers are well-qualified in today’s market and can afford their homes. &lt;strong&gt;We will see an increase in listings,&lt;/strong&gt; but there is nothing to fear since a balanced market is already on the horizon. &lt;/p&gt;

&lt;p&gt;Cracks aren’t necessarily a bad thing; &lt;strong&gt;concrete needs to crack to allow for expansion and contraction.&lt;/strong&gt; But if you see cracks forming, they need to be maintained. Ken Justice from KMJ Inc. is a concrete expert, and he’s here today to share his tips for maintaining the cracks that form in your concrete.&lt;/p&gt;

&lt;p&gt;When it comes to your driveway and other sidewalks, be careful about what materials you use in the winter to prevent ice buildup. When you buy bags of salt that is labeled as safe for concrete, always ensure that it doesn’t contain magnesium, which can destroy concrete.&lt;/p&gt;

No two closings are the same, but today I want to give you a general estimate and run through the costs of selling. Here are a few of the biggest considerations:&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;1. Your mortgage.&lt;/strong&gt; You can’t sell your home without satisfying your mortgage at closing. Your lender might charge you early termination fees, so you’ll want to figure out if that applies to you. If you don’t have a mortgage, you don’t have to worry about this.​​​​​​&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;2. Your agent.&lt;/strong&gt; If you’re hiring a licensed agent to help sell your home, you’ll have to pay their commission. The exact percentage is determined at your listing appointment.&lt;/p&gt;

If you keep track of other homes and notice more people are listing, it’s a sign that you should make a move sooner rather than later. You want as many buyers making offers on your property as possible. If they have other options, you may have to settle for a less-than-perfect deal. &lt;/li&gt;
  &lt;li&gt;&lt;strong&gt;Invest in repairs instead of upgrades.&lt;/strong&gt; You may be tempted to update your kitchen or bathroom, but that isn’t necessary in this market. Instead, focus on things like leaky roofs or chipped paint. You want your potential buyers to feel comfortable making you an offer, and if they notice issues with your home, they may look elsewhere. If you think your house is outdated, keep an eye on my blog. I’ll have more to say on that topic later. &lt;/li&gt;

&lt;p&gt;They come in the form of increased itemized deductions. It includes the real estate taxes paid, mortgage interests paid, and any points or premiums you may have paid. If you itemize, you’ll see a decrease in taxes paid.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;em&gt;Can I deduct my home office?&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;A lot of people have dedicated spaces to run their businesses out of their homes. Certain people are allowed to claim that deduction, such as those who are self-employed. If you are, keep track of the square footage of the dedicated space that you have for your business, and you’ll also want to keep track of every other home-related expense. A portion of it can be deducted against your business income.&lt;/p&gt;
